Making carbon visible, building by building.
Confidential real-estate asset manager, Tallinn
3 Min

The case study in 30 seconds
ESG reporting had outgrown the spreadsheet.
Real-estate asset managers face growing pressure to reduce their environmental impact and comply with ESG and GRESB standards. For an asset manager in Tallinn, manual spreadsheets and fragmented tools were inefficient, error-prone and could not scale.
Arenema built a secure, AI-enabled platform for sustainability-driven asset management, and took it to a production-grade web platform in five months, between December 2023 and April 2024.
At go-live, 87 buildings across Tallinn and Tartu were onboarded. Within three months, the pilot buildings had cut their carbon footprint by 7%.
The challenge
One clear picture of every building.
The platform needed to provide:
- 01A single environmental dashboard for CO₂, energy, water and resource use
- 02Automated data ingestion from energy providers, in CSV and XML
- 03A customisable emission-factor database that handles regional and provider variations
- 04ESG- and GRESB-compliant reporting ready for regulators and investors
- 05A simple, mobile-friendly interface that non-technical building managers would actually use
A carbon platform only works if building managers actually use it.
Our approach
Built with the people who would use it.
Arenema delivered in short, visible steps: stakeholder workshops to shape the platform, weekly demos to show progress, and user acceptance testing with feedback shared openly. The interface was designed for building managers, not data specialists.
01. Data
Automatic, not typed in
Data arrives automatically from energy providers in CSV and XML, and a customisable emission-factor database handles regional and provider variations.
02. AI
Insights that lead to action
AI-driven insights and recommendations are built into day-to-day operations.
03. Reporting
Ready for regulators and investors
One dashboard covers CO₂, energy, water and resource use, with ESG- and GRESB-compliant reporting.
04. Experience
Designed for building managers
A user-friendly, mobile-responsive interface means non-technical building managers can use the platform day to day.
From go-live to results.
Five months to production, then measurable change on the pilot buildings.

The outcome
Compliance, efficiency and room to grow.
The asset manager gained regulatory compliance, more efficient reporting and strong adoption from its building managers, and a platform that positions it as a sustainability leader.
The platform was built as a scalable foundation for a planned rollout across the Nordics.
